What Does Messner Property Management, LLC Do?

We represent the owners interest in the rental transaction.  In the most basic sense.  For any item you would need to speak with the property owner - You speak with us.  This pertains to lease negotiation, payment of rent, maintenance and legal issues, to name a few.

 

How Can I View Properties?

Please contact our office at (920) 457-1912 and someone will be happy to arrange an appointment that convenient for you to tour the property.  Appointments are conducted mornings, afternoons, and evenings the entire week including weekends.  Please be aware in some instances a 24 hour notice is required prior to an appointment.

 

I found a Property I Want To Rent - Now What?

All prospective tenants are required to complete a rental application, a copy of which will be provided at the time of showing or which can be found here.  After receipt of your completed application Messner Property Management will process your application.  This usually takes between 24 to 48 hours, after which time you will be contacted with the results.  Upon an accepted application we will discuss with you the terms of the lease (starting date, number of occupants, charges, etc.) and the actual lease documents will be drafted.  Arrangements will be made to meet to sign the lease and obtain the Security Deposit.  ALL PROPERTIES ARE CONSIDERED AVAILABLE TO LEASE UNTIL THE SECURITY DEPOSIT IS RECEIVED BY US..

 

What Are My Legal Liabilities As A Tenant?

Before you are allowed to take up occupancy of a property you will be required to sign a detailed lease agreement.  Although lease agreements vary by property they all contain the period of your tenancy, the agreed rent, your obligations and those of the Landlord and the Managing Agents.  A copy of a lease agreement for a specific property can be obtained by contacting our office.

What Are My Responsibilities For The Property?

Basically, you will be expected to treat the property as if it were your own home - to treat the furnishings and decorations carefully and undertake routine day-to-day maintenance. You will be required to make your own arrangements for the supply of services, for Electricity, Natural Gas, Water & Sewer, as well as Telephone and Cable Television and will be liable to them direct for their bills.

 

What Does the Owner Do?

The owner is responsible for maintaining the property and any equipment in it (such as stoves or refrigerators) to the same standard as it is in when your lease began.

What About the Yard?

Where applicable you will be expected to maintain the yard in a tidy, presentable, and safe condition.  This includes but is not limited to cutting the lawn, trimming the hedges, raking the leaves, and snow removal.

 

And Insurance?

The owner will insure the building(s) and their own contents - but their insurers will not cover you for any damage you may do to the premises, fixtures, fittings and furnishings and you should therefore protect yourself in addition to insuring your own personal property.

What Do I Have To Pay Before I Move In?

Before you can move in 2 payments are necessary. Firstly, a security deposit.  Although the mount of security deposit varied between properties it is generally equal to the mount of one months rent plus one hundred dollars. This is held as a security against any default on your behalf. State of Wisconsin Law requires that an accounting of security deposit fund be made within 21 days after a tenant vacates a premises.  Secondly, the first months rent ( or a rental proration should the tenant take occupancy during the middle of a month.)

What Does The Check-In / Check-Out Schedule Involve?

Each tenant is required to complete a Check-In / Check-Out form, returning same to our office within seven days of the beginning of their tenancy.  It is a record of the condition of the property, fixtures and equipment room by room. This documents serves two uses.  First, at the expiration of the lease it will provide an additional reference as to condition.  Secondly, this document is used  by the maintenance staff to correct any items that may have been noted. You will be asked to sign a copy of the for for our records and a copy is retained by you.

Are There Any Further Charges?

Depending upon the property / unit a tenant may be responsible for other charges including: Electric, Gas, and Water / Sewer service.

How Do I Pay The Rent?

ALL RENT IS DUE AND PAYABLE OF THE FIRST OF THE MONTH.  RENT CAN BE PAID IN CHECK OR MONEY ORDER.  RENT SHOULD BE MAILED OR DELIVERED BY THE DUE DATE.  TENANTS WISHING TO PAY IN CASH ARE REQUIRED TO MAKE PRIOR ARRANGEMENTS TO ENSURE THAT A REPRESENTATIVE WILL BE AVAILABLE TO PROVIDE YOU WITH A RECEIPT.

Can I Keep Pets?

This is entirely at the owners discretion and varies from property to property.

Can You Enter The House At Any Time?

No - only in the case of emergency. Otherwise a prior arrangement would be made. As the owners' Managing Agents, however, we have a duty to visit all our properties at regular intervals to check that they are being well cared for.
