Since 1992 Messner Property Management has provided full service real estate management services to real estate professionals, investors and home owners.  Licensed by the state of Wisconsin, Messner Property Management offers both residential and commercial property management.  Our clients have come to value our common sense hands on approach.

 

Specifically what do we do:

PRE TENANT:

  • Provide property information sheets detailing room sizes, facilities and property amenities.
  • Advertise the property for rent in Print, via yard / window signage; provide advertising on our corporate web site as well as possible links with other sites.
  • Answer potential calls and correspondence providing property details and conduct showings and “Open House” sessions where appropriate.
  • Screen prospective tenants to individual owner requirements ( at a minimum providing for investigation via CCAP)

 POST TENANT:

  • Draft appropriate lease per individual property owner wishes (typically we insist upon a 6 month or 1 year lease duration.)
  • During the lease period collect all applicable rent and associated tenant expenses.
  • Pay all property related expenses (which are billed to our office) on the owner’s behalf.
  • Serve as the tenant contact with respect to property repairs or irregularities. 
  • Ensure that all necessary repairs are ordered and completed to maintain a safe, habitable residence. As well as conduct periodic inspections to ensure same.
  • Act on owner’s behalf in the process of rental related legal matters and lease enforcement.

 

Specifically what we don’t do:

 

  • We are not a maintenance company, all maintenance related work is contracted out to a handyman or city licensed contractor ( plumber / electrician / heating & cooling etc.) depending upon the circumstances.
  • We do not provide legal services, although we act upon your behalf, we recommend the use of an attorney for civil process matters.
  • We do not maintain a real estate trust account.  This means that all tenant deposits (rent, security or other) are made out in the name of the property owner – we will deposit those funds in a local bank account you have established.

 

What do we charge:*

 

  • Our base fee is 8 - 10% of the gross rents DUE, a building minimum will apply.
  • General labor is charged at $ 20.00 per hour for Messner Property Management employees. 
  • Fees do not include advertising / marketing expenses or expenses paid for on behalf of property owner.
